Gilbert Yates instructed TSA planning in conjunction with his retained architect to bring forward a proposal for new PFS local convenience store and three retail outlets.  The proposal involved demonstrating that there was a local need for the facility and that it would have minimal impact on existing facilities of a similar nature. Despite being on zoned housing land, planning was secured within six months of submission.
